It's that special time of year again, the tenancy is up for renewal! My landlord is due round in the next 2 weeks to sign another tenancy agreement. I've noticed a few problems over the last 6 months but most aren't big and I didn't want to bother them about it. Obviously I'm doing a big clean up and doing the things I wouldn't do day to day, I figured I should probably fix some of the small problems while I'm at it. Anyway the problems are as follows;
1) Paint coming off radiators in 3 rooms, has been painted badly a long time ago.
2) Towel rail coming away from wall due to wrong plug size.
3) 2x curtain tie back handle things coming away from wall due to wrong plug size.
4) Crack in small window frame, lets in cold draft.
5) Sealant in bathroom needs redoing (around sink and bath), old and bits coming off.
6) Carpet at the top of the stairs heavily stained from previous tenant.
7) Little holes all over various walls from old picture hooks.
8) One of the brackets has come off the toilet seat so it doesn't stay in one place.
9) Lead window strips (decorative) have come off in some places.
10) Bottom of shed quite rotten, 3 planks need replacing but water has got in and the frame has sagged causing the door to not close right. Lock also came off due to rotten wood when I went to unlock it.
11) Conifers are overgrown (just at the top) they are at least 8 foot tall so needs a professional. LL paid for this doing 6 months ago at start of tenancy.
12) Another large tree has shed it's leaves all over the pebbled area (7m x 5m approx), I can't sweep or rake them. Not sure how to go about it.
Which of these things should I be doing?
Thanks masked landlord, regarding the leaves/pebbles, the pebbles are just too small and light, when I sweep/rake the leaves the pebbles go with them. Suppose I'll just have to pick them up by hand, can't think of any other way.
