I have lived in a flat for over 3 years and have recently moved out. The landlord is wanting to take £470 of a £775 deposit for things that i would think would be classed as wear and tear after such a long time and i would like to know where i stand.
To start with, there was no outdoor area to dry clothes therefore they had to be dried in the bedrooms which has led to mould on the wall under the window and the curtains. For this she is trying to charge £30 for repainting this section of wall, £25 to clean the curtains and £15 to fix a bit of the plaster on the window sill.
Apparantly there is a stain on the carpet which i haven't noticed and she is charging £30 for this to be cleaned. Replacing the carpet in the 2nd bedroom because of a stain the bed has left that can't come out, she has said she will put half the cost to it so charging us £75 (not new carpets). £60 for the flat to be cleaned, however, it wss left in an immaculate state, and when cleaners tend to charge £14 an hour (recently hired them for my new house as that was bad) she is saying it should take 4 hours to clean. There is a puncture ion the lino in the kitchen where i believe my heel has punctured it, however, she is adament something heavy has been dropped on it. I discussed this with her a while ago and explained that the only way that hole could have been made is if the ground underneath was uneven and she stresses that it is even. This is even though you can feel the dent. She is trying to charge £50 for this to be repaired. When moving a workstation back into the other bedroom at the request of the landlady because she couldn't be bothered to redecorate properly in the first place (painted round the work station) the workstation fell apart. I have seen better ones in ikea for £89 and she is trying to charge us £150. £35 for a blind to replaced as it is dirty.
Am i crazy, but is she trying to screw us over. After 3 years living there and having nearly £25,000 in rent, I would have thought the rest of the stuff came under fair wear and tear. I understand the workstation needs to be replaced, however, i believe she is massivly overcharging.
Can anyone please offer me some advice and let me know where i stand. This is a lot of money to lose and i have never had a penny took out of any deposits in the past.

I appreciate what uyou have said, however, where would someone dry their clothes? Also, the entrance to the flat is at the kitchen where the lino is. The hole would have just happened through walking. I didn't do anything deliberatly. The carpets were already worn when we moved in so there is no way of knowing exactly which stains were from what. I did steam clean the carpet before leaving and it looked completly fine. I'm not sure what else i could have done. i ahve moved into properties in worse states than we left that and that was after they had passed the previous tenant check.
