When we viewed the home with the letting agent, on both occasions, it was agreed what work needed to be done, and would be done before our tenancy started. The previous tenants had a dog, which they were not supposed to have and the dog ripped a carpet in the bedroom, which in itself is a trip hazard. This was verbally agreed that it would be replaced, but since we have paid our fees that have informed us that the landlord is not replacing it. The reason for this they said, is that there were not enough funds left over from the previous tenants deposit after all the other work had been done, and the house fully cleaned and fumigated. I am very unhappy about this, as it is a bad rip, is easy to trip on, and since we have paid our fees, the story has changed. What can I do about this and is this hazard against a health and safety regulation?
