Trying to Keep tenants deposit, but their black mailing me, is their something i can do?




Carpet Floors - the soft and comfortable side of living.

Here's the situation:
1. Carpet damaged beyond what would be considered normal wear and tear (1yr)
2. Damage to the walls ( Paint, Nails for pictures)
3. Removal of Light fixtures (Damaged and irreplaceable)
4. Oil stains in garage in excess, not cleaned and large amounts of oil still present.
5. Constructed a concrete fixture, barbeque (without permission) in the backyard 4ft wide, 3ft tall, removal is still an unknown expense.

I rent in the sf area, and like a lot of people rent an upstairs and down stairs, however i do not have a down stairs permit.

There in lies the tenants leverage, they are threatening to tell the county office about it if i do not return their deposit.

the fine is close to 50,000 to 100,000

I understand that renting comes with its hard aches, and a**holes but this is a new low.
I've attempted to reach a middle ground but they want all of the deposit back
