We?re moving out after a year, it's been let for 10. We're being charged for:
peeling paint
mold
professional cleaning of shabby, stained furnishings
replacement fridge shelves
blu-tack marks
Are these wear and tear, or damage?
If damage, whose responsibility are they? Our contract states we?d be given an inventory on move in, but none was taken. The last dates from 2 tenancies ago, Sept 2009, since when no professional cleaning has been done. It lists - shabby furniture covers, tile mould, marks on walls, stained curtains, cracked fridge shelves, 'carpet stained and dirty throughout house'. Previous tenants both received a full return of their deposit.
Peeling and mold were there on move in. Peeling has worsened, plumber says bad installation on damp plaster. Mold grows parallel to shower leak we?ve requested repaired 3 times. Landlord says we haven?t run the fan to dry it (we have, plumber says fan's too small for windowless bathroom anyway).
Carpet/curtains/furniture covers - landlord says professional cleaning needed. The contract says to return these to how we found them (which was shabby & stained).
Refrigerator shelves - 2 missing on move in, 1 cracked & has since broken half off, 1 has fallen to pieces. We have used normally & are being charged 250GBP to replace all, though we heard the landlord say she?d pay for them.
Blu-tack - there on move in, we added some.
The lettings agent carried out a visual inspection on move in and mentioned none of these, save recommending we regularly hoover the carpet (we just had).
