Im sharing a house with a guy of no relation to me, we have a bedroom each, I also have the living room to myself and we pay a proportion of the rent accordingly.
We are joint tenants because thats what landlord requiered.
Well, after a difficult 1,5 yr sharing this house, he (thankfully) now gave notice (1 month). Wow, one month is not very long at all to suddenly find someone else and to make sure its the right person to share with again, I find that scary after my experience.
Anyway, but the main thing I want to ask is, what is my housemate's responsibility regarding leaving, as in:
His part of the house and the facilities he used (ie the oven, which I practically never use) are grubby and shabby. His room smells of smoke residue (he gave up a little while ago), its filled with shabby furniture, the walls, carpet and furniture he uses are dirty with food marks etc...
This is making it VERY difficult to get a new housemate whod be ready to move in the minute my housemate goes!
Is there a way how I can achieve him cleaning everything spotless well before he leaves, so that I have a chance to offer it to prospective new lodgers? Once he is out, I want to pretty much redecorate it here...
Or if not, can he be liable to pay for my rent loss using his deposit etc??
I never imagined things will be so tricky when I moved here.
And before you ask, why I have not found somewhere else... well, its a long story but its due to my financial situation and a certain circumstances related to my business... I need to keep this place and was just waiting for my housemate to move out, which he was promising as year ago...
I cannot afford to pay for his irresponsibilities.... would be very gratefull to have any advice from anybody knowledgeable on what my rights are in this situation...
