Is my landlord right or not?




Carpet Floors - the soft and comfortable side of living.

Hello,
I just moved out from a house which I shared with 2

other people. They got transfers to other places

and they were replaced with other people. Although

the name in the contract never changed but the

landlord was informed about them. The new people

gave the money of the deposit to the one before so

there were no changes on that.

Now i got my transfer and I informed the landlord I

was moving out. So he said he was going to finish

the contract with us and start a new one with them.
Although the people were already in the house.
So the landlord came to do a walk around with me

through the house and checked everything. He kept

saying the house had to be in the exact same

conditions it was when we moved in but there are

still people in the house, therefore it cannot be

empty and spotless, although it had benn all

cleaned.

I fixed the things he mentioned that needed to be

fixed, then he came to do another walk around and

finally said everything was fine.

I went on holidays and when I came back asked him

about the deposit and he answered:

'Cleaning of the carpets & floors,cleaning of the

curtains & nets,walls to be painted where

damaged,items left in the house had to be removed &

disposed of,rubish in the garden had to be removed

& disposed of,lawn to be cut & repaired where

damaged,weeding & general clean up of front & back

garden,window cleaning,the items listed have had to

be carried out or will be in order to bring the

house & gardens back to its original

condition,items such as the curtains in the living

room have been damaged to a point of disrepair with

the bottom of the curtains having been walked on or

dragged over dirty surfaces,we will see if this can

be repaired, the sum of replacing these curtains

alone exceeds the deposit,if there are any funds

left from ur deposit after everything has been

taken care of then it will be transfered to ur

account.'

I do not agree with this, I left everything clean

but obviously there's people leaving there so it

get's dirty after a day. The curtains were never

removed from the place and they don't even touch

the floor, they were just fine, even when he went

there twicw and now suddenly they are ruined. I

think he is just making this up to keep my deposit.
I know that the deposit is not in a scheme

protected account therefore I cannot make a

dispute.
In either way I am only responsible for 1/3 of the

costs, isn't it? Can he make me pay everything?
What can I do to get my money back or is he right?
