This deposit does not include a Dog Deposit.
And also it is normal to require any carpeting to be 'professionally cleaned' (presumably with receipt of prove) at the end of the lease when there have been two dogs on the property? My dogs have never had fleas, or other parasites (and I could supply vet confirmation of that) and I have my own carpet cleaner which I have always used at least twice a year on any carpeting in properties we rent. Would my own cleaning, with the correct chemical used, at the end of the tenancy, not be sufficient?
I'm just interested to hear what others feel about this. We haven't take up this tenancy, and our current tenancy doesn't require this. We have half-yearly inspections which have been fine and our deposit was returned without deductions (and we had 3 dogs on that property) on our previous tenancy too and I cleaned the carpets myself there.
I have noticed down here in the West, Agents are adding £100. to the deposit required (ie in this case, I'd expect the deposit to be £895., but certainly not £1000.!! I'm not sure why because deposits are not supposed to be held by Agents now so they'd not take any interest accrued - would they .....?
