In renting, what counts as "Fair wear and tear"?




Carpet Floors - the soft and comfortable side of living.

In the UK, I am aware that when moving out of a rental property you have to pay for any damage beyond "fair wear and tear".

I find this statement a little fuzzy - is there some sort of legal definition?

Eg, the (cheap) carpet has worn in some places where we have walked on it, and some of the wallpaper has a couple of little chips in it at one particular spot. If they decided that the wallpaper was beyond fair wear and tear, would we then have to pay for the whole room to be repapered? We are also the first renters to use the oven, and no matter how much I clean it it isn't in its original "sparkling new" state.

What are your experiences? :)

I'm just a little worried because our last rental was a nightmare...they went around touching all the light switches to see if they were sticky, ran their fingers above the door frames, inspected every inch of skirting board for any chips - you get the idea! I'd spent 2 weeks solid cleaning and they charged us £80 for a "top-up clean"!!
