I would like advice from landlords with experience?

I have let my flat in the past , always using a letting agent. During this time I had only one bad tenant who was claiming benefit and left my flat taking the keys, leaving the door open and having seriously soiled the carpet as well as leaving dirt and food in every conceivable area of the kitchen, I am still waiting for payment from the council who paid this persons deposit, the letting agent I used is pursuing this with photos and receipts I have provided.The lesson I have learn ed is not to let to people on benefits, I am still waiting for payment from deposit after more than two months.
Knowing that letting agents charge me a considerable amount of money for finding and introducing a new tenant as well as commission ,I have decided this time to let my flat without letting agent. I have found a tenant. The tenant has paid me two months in advance and a deposit , a total of £1650 , he has paid me in cash. I have given the tenant a letter which we have both signed saying that he has paid two months rent and deposit and expecting him to set up a standing order of £550 per month to commence in two months time which will pay rent from then onwards. I have also given the tenant a Short Tenancy Agreement asking him to sign this and to have a witness to sign and then to return this to me for me to sign with witness before he has keys to my flat.
It is unusual for someone to pay that much money for rent and deposit in cash. The tenant tells me he has just returned to this country, he was working abroad in a tattoo parlour, he is now working in a tattoo parlour owned by the same person local to my flat. The owner of the tattoo parlour will be his reference.
The tenant seems genuine , he likes my flat which is suitable for himself and his girlfriend.
I am going to register the deposit with "My Deposits.co" and I am having a gas and electric safety certificate for the property.The cooker has been professionally cleaned as will be the carpets, I have written a clause expecting these to be left in same condition at end of tenancy.
If anyone can offer any use full comments or advice I would be grate full.
