Can my landlord force witholding my deposit for cleaning when I was never given the opportunity to sign the report which by the way cost me £160.00! This flat/room has to be the smallest in the world measuring just 2.5m x 4m.The agent is trying to charge me for professional cleaning at £160.00! when i left the room immaculate and spent all day cleaning the place and shampooing the carpet, which incidentally I had covered/ protected during my 9 month tenancy.(all 4m2 of visible carpet!) My Check-In inventory- which i did sign, lists a whole host of defects, stains, damage, marks, blemishes, burns, limescale etc,etc.I am livid that they are trying to rob me of this money when I left the place cleaner than when I moved in. The Check-In report stated that it had been 'professionally' cleaned, and the Clerk added that it was 'domestically' cleaned when he inspected it (in my presence) at Check-Out. But I was not offered it to check over or sign.No where on my lease does it say that I have to have it professionally cleaned regardless of whether i have cleaned it.. Only that I leave the property as i found it given allowances for 'reasonable wear and tear'. I will contest this through the Deposit protection Scheme but would like advise on where I stand if:
1. I was never given a copy of the Deposit Protection Certificate
2. I am being charged a ludicrous amount for professional cleaning when it does not clearly state this in my lease.
3. I am being charged a Deposit admin fee that was not mentioned in any paperwork.
4. The flat was full of defects when i took occupation and the agent is trying to blame the state of the flat on me by charging me for excessive cleaning.
What are my chances?
Any help would be very useful.
