I am just coming to the end of my tenancy and have informed the landlord. she came round on saturday to do a quick check of the property and outlined what i needed to put right.
I had a young kitten who has ripped up parts of the living room carpet so i agreed to replace this. there was also a few minor things such as filling in holes where my tv has been on the wall ext..
I come home today and there is a letter from my landlord.
'Due to animals being present in the property, alll carpets will need to be proffesional cleaned by Chemdry and a reciept provided for this. Payment is the tenants responsibility'
When we were going through our tenancy agreement she did state the carpets will need to be cleaned. I asked if we can do this ourselves as we have a carpet cleaner and steamer and she said this was okay. it does not state on the tenancy agreement they must be proffesionally cleaned or by this specific company. I checked there prices and it will be costing me 350.00 plus the two new carpets that only leaves 100 of my deposit left! Also there is two ink splodges on the back bedroom carpet so she is also saying i have to replace tho whole room! So is my landlord in the wrong?
She is then telling me that she will not do the final inspection until i move out and any thing found to be damaged will be taken from my deposit. Surely this is wrong???
Also it states we must clean up the garden when it was already in a state when we moved in. do i also have to do this?
Any help would be appreciated, Im only 19 and really dont know what to do!
