Hi Guys, Im seeking for some professional advise.
To put it simply I am renting a property to which I signed an agreement for, one of the terms stated no pets allowed basically.
I have just paid for the last months rent and Im due to hand the keys over by the 23rd of September. Obviously the landlord will be making frequent visits in the next week or two to let people view the property. I do have a cat, and at the time when I took on the property I had to find somewhere to live quick as my previous landlord decided to sell up, all the properties I found to rent was 'no pets allowed' so I had to take a chance.
My cat is well behaved, I know alot of pets can cause damage to doors, walls, carpets etc even with hairs and I can understand why alot of landlords dont allow it. My house is always kept clean and to be honest its in better condition now to when I first got it.
Tenancy agreements are a grey area to me, as far as I understand the deposit is kept for incurred costs of damage to the property or any kind of loss caused by a tenant.
I can only think the worst that could happen to me is a substantial cleaning cost because of a cat living in the property, the house does not need it because I have kept the house in very clean.
Am I wrong? can a deposit be lost for breaking terms? I think I am just worried about loosing the deposit which is an upsetting £700 if I do. If I do get suspected of keeping pets in the house I want to know where I will stand with the deposit.
