Can a land lord take a deposit off you for general wear and tear of the property?

Carpet Floors - the soft and comfortable side of living.

We are about to move house and have lived in our current property for 16 months, everything is fine but our carpets are a little worn, not dirty, stained or damaged just general wear and tear (ps. they are cream so hard to keep immaculate anyway).

Our land lady has asked if we would get a professional carpet cleaner in to bring up the dirt and thinks regular shampoo won't work...but it costs a fortune! We've cleaned and shampooed and they look absolutely fine, to be honest they didn't look brand new when we moved in!

We're worried that she might take our deposit if she thinks the carpets are not pristine...but as I said they weren't in the best condition when we got here so we think it'd be really unfair. Does anyone know if this is a normal request...surely we can't be responsible for something that's inevitable?

Whats worse is that we have been without heating for two months and that has completely been overlooked!

To what extent should we clean in order to get our deposit back?
