Hello,I need a few pieces of advice so i can see clearer into this.We rented a house for a year and a half and before our second year contract came to an end,the agency told us the landlady wanted to put the house on the market just to see if it would attract interest(a trial period of 3weeks).we didn't object,thinking she was just gauging the market,but as soon as she put it for sale,it was gone and she gave us 2 months notice.we were shocked and told her to give us more time as we had some family things to sort out before starting househunting again. she refused and offered us 300 pounds saying that if we didn't leave,she would lose the buyer.we accepted to leave 6 months before the end of our contract..we felt trapped.we moved out ans spent 2 weeks working on the house so they(she and her husband) wouldn't withhold our deposit.We also hired a professional carpet cleaner.We have just got an email claiming 300 pounds because we didnt reassemble some of their furniture which we had put in the loft after they had given us permission to do so.they also said the safety gates left marks on the wall. and there was a carpet damage.the carpet was indeed damaged by my toddler son but we paid 176 pounds to get it repaired by a professional carpet repairer. Are they right to claim 300 pounds? If not what should we do? Is the landlady trying to take back with one hand what she had given with the other? What do you think dear yahoo answerers?
Thanks for your answers. Yes, there was an inventory when we checked in and another when we checked out. apart from the carpet there was no serious damage to the property.
By the way, is it normal for them to claim a part of the deposit for a house that is no longer theirs? Why should they bother if the carpet is not in perfect condition since they will not live there anymore?
